Service
Wildfire Risk Assessment & Consulting
Know exactly where you stand - and what your jurisdiction actually requires.
Before you spend a dollar on mitigation, you need to know what you are dealing with and which rules apply to your address. Requirements differ between Ventura County, LA County and the City of Los Angeles, and they change with your CAL FIRE hazard zone. We assess the property against the requirements that actually govern it.
- On-site property assessment and structure ignition vulnerability review
- Zone 0 and defensible space evaluation
- Surrounding exposure and access review
- Applicable jurisdictional requirements identified and cited
- Aerial and geospatial review where appropriate
- Prioritized mitigation roadmap separating immediate from long-term
- Owner and HOA consultation

Service
Home Hardening & General Contracting
We identify it, scope it, and hold the license to build it.
Home hardening retrofits your structure with materials and features that resist ignition from embers and direct flame. Most homes in California burn from the outside in - embers land in vents, gutters and gaps. We close those entry points, under our own contractor's license.
- Ember-resistant vent retrofits using listed, code-appropriate products
- Roofing and gutter-related hardening
- Eave and soffit improvements
- Exterior wall and trim improvements
- Window and door considerations
- Noncombustible fencing, gates and deck-related mitigation
- Garage sealing and weatherization

Service
Defensible Space & Zone Zero Planning
Three zones, measured from your structure outward.
Defensible space is the buffer between your home and the surrounding vegetation. It is described in three zones - Zone 0 (0-5 ft), Zone 1 (5-30 ft) and Zone 2 (30-100 ft) - and the specific requirements depend on your hazard zone and your local fire authority.
- Zone 0 (0-5 ft): the ember-resistant zone, noncombustible throughout
- Zone 1 (5-30 ft): lean, clean and green
- Zone 2 (30-100 ft): reduced fuel load with proper plant and tree spacing
- Vegetation and fuel reduction strategy
- Hardscape and landscape recommendations
- Combustible storage relocation
- Ongoing maintenance planning and local jurisdiction alignment

Service
Insurance & Real Estate Documentation
Findings, completed work and photographs, organized for the people who ask.
California real estate transactions, insurance renewals and fire authority inspections each call for specific documentation. CaliFSS prepares professional documentation backed by assessment and photographic evidence. Eligibility, pricing, renewal, reinstatement and underwriting decisions remain solely with the applicable carrier.
- Wildfire mitigation reporting and completion documentation
- Property risk and mitigation summaries
- Photo documentation of completed work
- Home hardening disclosure support for transactions
- Defensible space documentation
- Guidance toward IBHS Wildfire Prepared Home criteria (designation is granted by IBHS)
- Communication support for carriers, agents, HOAs and buyers

Service
HOA & Community Wildfire Resilience
Individual home protection only goes so far.
Embers do not stop at property lines, and neither should the plan. CaliFSS works with HOAs, community associations and public agencies on multi-property programs, common-area vulnerability and phased mitigation that a board can actually budget and approve.
- Community property assessment programs
- Common-area vulnerability review
- HOA standards and guidance
- Phased mitigation planning
- Educational programs for residents
- Community risk-reduction initiatives
- Coordination with specialist partners when needed

Service
Specialized Wildfire Mitigation Projects
Complex properties, large parcels, and unusual conditions.
Some properties do not fit a standard scope - steep slope, heavy fuel loading, multiple structures, or a retrofit that has to work around what is already built. These projects get planned individually, with the right specialists brought in around them.
- Complex retrofit planning
- Large-property assessment
- Geospatial and drone support through qualified resources
- Site-specific consulting
- Multi-property programs
- Specialized material and product evaluation
- Partner coordination
